Domestic building work is a broad term that covers the work connected with the renovation, maintenance, construction or improvement of a home. The term ‘home’ applies to all residential locations, including industrial and commercial ones utilised for permanent living spaces. This definition does not refer to vehicle residences such as caravans, temporary housing structures, hotel and motel residencies and nursing homes.
When a builder will be performing tasks that amount to over $5000, the owner of the property and builder must sign a domestic building contract to ensure that both parties understand and agree with the terms.
However, before a builder can enter into this type of contract he or she must be a registered builder in Victoria, Australia, according to the regulations set forth in the Building Act of 1993. One point you need to understand before you apply through the necessary registration process is that there are three classifications of Domestic Builders. When a builder obtains registration on this level, he or she is responsible for arranging, performing or managing at least one, but not every task listed in his or her certificate of registration, thus the classification of ‘limited’.
Builders who earn registration under this category can arrange, perform or manage all the tasks connected with domestic building for improvement, renovation, construction or maintenance of homes that qualify for class one, two, three or 10 under the Australia’s building code.
Any builder needs to demonstrate the ability to arrange, perform or manage a number of tasks in connection with domestic building works. That range from being able to apply and obtain a building permit for a prospective project to setting up and preparing the work site in accordance with specifications and plans to qualify for the various builders’ classifications. General experience is a requirement for a builder to pass the registration process for any of the three classifications of Domestic Builders.
